Beyond Golf Course Road: Gurugram’s Next Luxury Hotspot

For years, Golf Course Road has represented the pinnacle of luxury living in Gurugram. Established social infrastructure, most premium residential development, Grade A commercial centres and proximity to some of the city’s most coveted addresses have made it synonymous with an aspirational way of life.
But Gurugram is changing. The next chapter of the city’s luxury story is no longer being written only on Golf Course Road. It is increasingly unfolding along its natural extension – Golf Course Extension Road (GCER).
And this is not simply a story of one corridor benefiting from the success of another. The numbers suggest something more fundamental: GCER is beginning to establish its own identity as a premium residential destination.
According to the Gurugram High-End Luxury Housing Report 1 CRE Matrix and India Sotheby’s International Realty, transaction value on Golf Course Extension Road rose an extraordinary 379% between 2024 and 2025, from ₹693 crore to ₹3,319 crore. These numbers are more than a reflection of transactions, they point to a market undergoing rapid premiumisation.
Gurugram’s Luxury Market Has Entered a New Phase
The transformation of GCER needs to be viewed against a much larger shift taking place across Gurugram.
In 2025, Gurugram recorded ₹24,120 crore of transactions in homes priced at ₹10 crore and above. this is the highest annual transaction value recorded by any Indian city in this ultra-luxury segment.
This is significant because it tells us that luxury housing in Gurugram is no longer a niche at the margins of the residential market. It has developed sufficient depth to support a sizeable and increasingly sophisticated ecosystem.
The buyer is changing too.
Today’s affluent homebuyer is not necessarily looking simply for the most expensive address. They are looking for a combination of space, privacy, design, amenities, convenience, connectivity and quality of life; all within a well-planned environment.
This shift has important implications for where luxury will be created next.
From a Road to a Residential Ecosystem
Over time, however, large contiguous parcels of developable land have become increasingly difficult to find. GCER presents a fundamentally development opportunity.
Stretching across the established and emerging sectors of Gurugram, including Sectors 58, 59, 60, 63A, 64, 65, 66, 67 and 67A, the corridor offers something that mature luxury markets increasingly struggle to provide: scale.
Instead of simply adding another premium tower to an established neighbourhood, at GCER offer complete residential ecosystems with generous open spaces, landscaped environments, wellness and recreational facilities, curated amenities, retail, hospitality and community infrastructure planned as part of the larger experience.
That distinction is important. The future of luxury may not be defined by how close a home is to an established luxury address. It may be defined by how completely the neighbourhood around that home has been conceived.

The corridor connects with Golf Course Road, Sohna Road, Southern Peripheral Road and NH-48, while remaining within reach of Gurugram’s major commercial districts.
At the same time, its surrounding ecosystem has matured considerably. Schools, hospitals, retail, restaurants, hospitality and commercial developments are increasingly forming a connected catchment rather than existing as isolated destinations.
This matters most because the modern luxury buyer increasingly values time as much as space. That is one reason the development of integrated residential communities along GCER could prove more significant than the simple appreciation of land values.
Infrastructure Is Catching Up with the Ambition
For any emerging urban corridor, infrastructure ultimately determines whether potential becomes permanence. GCER is now seeing infrastructure investment catch up with its residential growth.
Planning of the GCER Elevated Corridor along with proposed Greater SPR (Gurgaon’s First Outer Ring Road) and widening of SPR shall pave the way for seamless, signal-free travel from GCER all the way to NH-48 via Southern Peripheral Road (SPR).
Infrastructure is no longer simply following residential development. It is increasingly helping shape where the next generation of premium communities can emerge.
The Rise of the New Luxury Buyer
There is another reason GCER’s trajectory deserves attention. Luxury housing is becoming less about conspicuous consumption and more about the quality of everyday life.
For HNIs, entrepreneurs, senior corporate professionals and global Indians, the home increasingly represents a private environment for living, working, entertaining, recharging and spending time with family.
That makes attributes such as space, privacy, landscape, wellness, design, community and service increasingly important. The product itself is changing.
