AU Real Estate Launches ₹2,000-Crore Ultra-Luxury Project on NH-24 in Eastern NCR

AU Real Estate has launched ‘The Sunflower’, an ultra-luxury residential project at Aditya World City on NH-24, with an estimated revenue potential of about ₹2,000 crore. The launch marks the company’s expansion in Eastern NCR, a micro-market gaining traction due to infrastructure upgrades and improved connectivity.

Spread over 9 acres, the project will comprise 595 residences across seven towers, planned as a low-density estate blending the scale of bungalow-style living with professionally managed services and hospitality-inspired infrastructure. Phase 1, now launched, covers nearly 7 acres and includes 428 residences across five towers, reflecting a phased development strategy.

The project offers spacious 3BHK and 4BHK homes ranging from 2,975 sq. ft. to 4,000 sq. ft., with prices starting at around ₹3 crore. Residences feature large balconies of up to 553 sq. ft., with select units offering up to 800 sq. ft., aligning with evolving demand for larger private outdoor spaces.

Ashish Agarwal, Director, AU Real Estate, said the project focuses on low-density planning with emphasis on space, privacy and long-term value creation through integrated hospitality-led amenities.

Homes will include efficient layouts, walk-in wardrobes, Italian marble flooring and fully fitted kitchens, along with VRF/VRV air-conditioning systems for enhanced indoor comfort.

The master plan prioritises openness with staggered towers, wide inter-building distances and layered landscaping to maximise natural light, ventilation and overall liveability.

Amenities will include formal tower lobbies, elevated air lounges in each tower and the Eternia Club — a central social hub with dining, wellness, swimming pool, banquet and recreational facilities.

Located along NH-24, the project enjoys connectivity to Delhi, Noida and Greater Noida, supported by improving social and physical infrastructure across the corridor. AU Real Estate also plans to launch additional developments in Ghaziabad and Noida in the near term.
