Rustomjee launches ultra-luxury Cliff Tower residential project

Rustomjee Group has launched Rustomjee Cliff Tower, an ultra-luxury residential project located at the highest point of the Mount Mary precinct in Bandra. The development offers a limited collection of sea-facing 4 and 5 BHK residences overlooking the Arabian Sea, Bandra Bay and the Mumbai skyline.

Positioned as a low-density, design-led tower, the project features only two residences per floor, with semi-private lift lobbies and expansive panoramic views. The limited inventory is aimed at providing exclusivity and privacy in one of Mumbai’s most supply-constrained and heritage-rich neighbourhoods.

The project has been designed by Sanjay Puri Architects, with interiors by Patty Mak and landscape design by Kunal Maniar Associates. The tower’s form responds to the site’s triangular geometry to maximise viewing angles while maintaining a restrained profile suited to the heritage-sensitive Mount Mary locality.

According to the developer, most residences are oriented towards prime sea-facing directions. Units include 4 BHK homes of around 2,700 sq ft and larger 5 BHK residences and duplexes exceeding 4,300 sq ft, many featuring deep sundecks with near 270-degree sea views. Living and dining areas are sea-facing, while bedrooms are placed along the periphery to enhance light and openness.

Commenting on the launch, Boman Irani, Chairman and Managing Director of Rustomjee Group, said the project has been planned as a low-density development that balances privacy, natural light and long-term liveability, while respecting the cultural character of the Mount Mary precinct.

The arrival experience includes a high-ceiling entrance lobby with French arch-inspired detailing and natural stone finishes, aimed at creating a hotel-like ambience. The company said the project reflects its focus on design-led development and long-term value creation in Mumbai’s premium residential market.
