Aakruthi Properties has carved a niche in plotted developments. What opportunities do you see in this segment compared to traditional housing projects?
Plotted developments provide more freedom and value over time as compared to traditional apartments. Buyers are drawn to the ability to create homes that reflect their lifestyles, within an organized community that offers various amenities. From a developer’s standpoint, this provides an opportunity to create self-sustained, scalable communities without losing value appreciation.

How has demand for plotted developments evolved in India over the last few years, and what factors are driving this trend?
In the last five years, well-defined developments – especially in metro areas and emerging urban centers – have gained rapid popularity. This trend can be attributed to several factors, including the increasing cost of land and its expected appreciation in value, a shift in attitudes toward open space and lower population density following the pandemic, a growing preference for personalization over ready-made offerings, and the ongoing improvement of connectivity and infrastructure in urban fringe areas. Together, these factors reflect a clearly articulated interest in a plotted, luxurious, gated, and community-focused lifestyle.

What differentiates Aakruthi Properties from other players in the residential real estate space?
We sell more than land; we sell visionary living. All of our developments feature well-planned infrastructure and road layout, open areas, premium living amenities for all age brackets, and modern waste management systems. We build long-term, transparent partnerships and guide our clients throughout the whole process from the first visit to the handover and even beyond to maintain lasting relationships. We also provide post possession support to our clients as well. This differentiates us from other players in the real estate space.

Eco-friendly residential communities are becoming increasingly important. How does Aakruthi integrate sustainability into project design and execution?
Our design and implementation are centered on sustainability. In every project, we incorporate sewage treatment plants (STPs), rainwater collection, eco-friendly construction materials, and lots of green space. Our designs place a strong emphasis on open spaces and long-term ecological balance, guaranteeing that people live in greener, healthier settings and lessening the environmental impact of the neighborhood.


What role do renewable energy, water management, and green building practices play in your projects?

Our approach to renewable energy, water management, waste management, and green building practices forms the backbone of our sustainability initiatives. We integrate renewable energy by using solar-powered lighting in common areas, while water management is addressed through rainwater harvesting, recharge pits, and centralised water treatment systems. Waste management is prioritised with eco-friendly sewage treatment plants, composting, recycling provisions, and proper waste segregation to encourage sustainable living. Our green practices include permeable pathways, dedicated walkways for pedestrians, joggers, and cyclists, native tree plantations, and the adoption of eco-friendly construction choices. Collectively, these measures significantly reduce the environmental footprint, enhance the quality of life, and lower long-term costs for residents.

How are changing buyer preferences, especially post-pandemic – shaping the demand for plotted developments and gated communities?
The Covid-19 pandemic changed people’s perception about homes. Customers look for bigger, spacious homes where children can safely and freely grow, away from overcrowded apartments. Gated plotted communities offer the ideal combination of individual and communal living, with private amenities that are always available and never crowded. Beyond the lifestyle benefits, buyers appreciate that real estate always gains value over time, making plotted developments a lifestyle improvement and a smart investment. This trend is making plotted developments the top choice for families with a desire for long-lasting healthy living.

How do government initiatives such as affordable housing schemes, RERA, and green building certifications influence your business?
RERA calls for more focus on trust in transparency and accountability. Trust is what Aakruthi has stood for a long time. Policies on affordable housing are deepening the buyer base and enhancing financial access. This is opening new opportunities in plotted developments. These new initiatives lead to a better ecosystem in which quality coupled with compliance is the standard.

Do you foresee plotted developments becoming a mainstream choice in Indian real estate, and how will Aakruthi Properties integrate with this trend?
Yes, plotted developments are rapidly expanding from a niche to a mainstream option, particularly in Bengaluru. Buyers are increasingly inclined towards what they consider safe, adaptable, and long-term investments. We are spearheading this change by constructing large, strategically designed gated communities, ensuring that every project integrates both green and lifestyle features, and strengthening trust through enhanced compliance and transparent dealings.
