How has digital transformation influenced your project planning and execution processes?
At Shriram Properties, digital transformation is not just an enabler but a core driver of our operational efficiency, customer experience, and sustainable growth. Our integrated approach to digitalisation spans the entire real estate lifecycle from planning and execution to marketing and post-sales engagement.

What role do technologies like BIM, AI, and IoT play in your current development projects?
BIM has been instrumental in improving design accuracy, clash detection, and cost estimation. AI tools are helping us in demand forecasting, demand generation, first touch point management, non-business hour customer service etc, while IoT solutions are being deployed to monitor energy use and enhance site safety protocols.

How have virtual tours and other digital marketing tools changed the way you engage with potential buyers?
Post-pandemic virtual site tours and 3D walkthroughs have become a standard part of our marketing toolkit. These tools not only widen our reach but also empower customers to make informed decisions from anywhere in the world. This has also enabled us to go beyond our primary geography to touch base and present in front of our customers.

What challenges have you faced in adopting new technologies on your sites, and how have you overcome them?
The biggest challenge has been change management, upskilling teams, standardizing adoption across sites, and integrating legacy systems. Data security was also an issue initially which is still of a prime importance.  We’ve addressed this through dedicated training and a phased tech roll-out along with stricter cyber monitoring system. 

How do you see technology improving collaboration between your design, construction, and sales teams?
Cloud-based platforms have improved synergy across our design, construction, and sales teams, enabling data-driven updates and seamless communication. Projection of progress which is crucial for any customer, sales communication and design optimization are the key matrices where we have seen significant improvement with the technological advancement.

In what ways has digitalisation helped you reduce project delays and cost overruns?
Digital scheduling tools and real-time dashboards have significantly helped us in avoiding cost overruns and identifying potential project bottlenecks early. This has also helped us remove redundancy at any stage which in turn helped cost optimization and value engineering.

How are you leveraging data analytics to make better decisions regarding site selection, design, or sales strategy?
We use data analytics extensively for site selection, pricing, sales conversion tracking, and customer feedback analysis, allowing us to refine our go-to-market strategy continuously. Entire funnel management is driven by data analytics today resulting in customized messaging and improved targeting. 

What steps are you taking to incorporate sustainable and smart building technologies into your developments?
Our projects increasingly feature smart home pre-fits, EV charging stations, solar energy systems, smart water metering and IGBC/EDGE-certified green building elements. Sustainability is central to our design ethos.
